This beautiful home is set in it's own private well established gardens in a prominent position close to the centre of Yalikavak. Unlike many villas which are on the edge of town, The Villa Yalikavak is within walking distance of the sea and the popular fish restaurants.

The villa was totally refurbished and redecorated in 2009 with its new owners ensuring it was finished to luxury standards.  Many of the fabrics and furnishings were brought down from Istanbul thus creating a stylish and comfortable holiday home perfect for relaxation.

Inside, the house is set out on 3 floors, with several outside entertaining/summer living areas on each level.  The much larger than average pool sits proudly in the beautifully landscaped gardens at the front of the house, just a few steps away from the social shaded summer living terrace with its lounge style furniture (even has outside satellite TV ) and summer dining area.

The outside areas is where most time will be spent at this villa and these are plentiful.  However, internally the villa is laid out on three floors:

Ground Floor
Lounge/Kitchen/Diner: The main kitchen is on this level and leads to the internal dining area, which opens onto the large pool deck and terrace, with summer casual lounge and dining area.  This outside 'lounge' terrace has comfy casual outdoor lounge furniture and on the pool deck, teak garden furniture.  The sheer space of the terrace, pool, gardens and views beyond gives an air of openness.

Sauna: The ground floor also has a sauna.

Bedroom with en suite: at the back of the house on this floor is a large twin bedroom with its own en suite shower/toilet. This room has no views and limited natural light but it is very cool and comfortable. 
 
First Floor
From the ground floor stairs lead to the large 1st floor living space.

Main Lounge: There is a very large luxury lounge which has fireplace, entertainment centre and large flat screen TV. Ideal for entertaining or relaxing indoors during the heat of the day!  Attached to the lounge area is a small kitchen and there is even a lift (Lazy Susan) from the main kitchen downstairs to this area for meals prepared in the main ground floor kitchen to be served upstairs at this level.

Balcony: From the lounge opens a full length balcony area with lots of outdoor seating and 270 degree views of Yalikavak. This  is probably where the family and friends will spend their evenings dining and entertaining outdoors during the heat of the summer.

Bedroom with en suite: On this level there is also a large master style bedroom with an oversize double bed and an en suite with large bath/shower and toilet. A very comfortable luxurious room.

Bathroom: Opposite this bedroom is a shower room, WC and wash basin which serves this floor.

Outside from the entrance door at this level is a large private garden (fenced and therefore safe for children)with views over Yalikavak and the Marina.

Second Floor
This floor has a number of bedrooms - all recently refurbished and decorated:

Bedroom (twin): a very spacious twin bed layout with private balcony and sea views of Yalikavak. Wonderful views.

Bedroom - en suite (double): A nice relaxing room with double bed, en suite (shower/toilet) private balcony and sea views.

Bedroom (single): a single bed in a comfortable room at the rear of the house with garden/mountain views.

Office (double): Currently an office with a large sofa bed the size of a regular double bed. Due to be refurbished in winter 2009 as a dedicated double bedroom. This room has telephone line and will be equipped with wi-fi access allowing wireless internet access around the villa.

Pool: This villa has the largest pool of any villa in our portfolio. We have not measured this but it is probably twice the size of a normal villa pool. It also has a jacuzzi/wave facility for something really different! Around the pool is absolutely lots of space for loungers and relaxing.

Garden: Next to and around the pool are beautifully maintained and landscaped gardens planted with colourful, mature shrubs and bushes.

Pool Terrace area: Between the pool and the villa is a large covered terrace which offers shade from the sun. It has casual seating and also teak table and chairs for snacks and dining. A great breakfast and lunch area.  There is a large TV with satellite for outside use on this terrace.

Ist Floor Garden & Terrace: At this level the terrace/balcony from the main living area opens up to a casual relaxing Turkish style seating area to one side of the villa. The terrace is covered with vines and plants and is a really tranquil. This terrace then pens to the large rear private garden which is again beautiful and peaceful. A wonderful area to relax.

The gardens are completely enclosed and are either fenced or planted with shrubs for privacy.  The entrance to the drive has electric gates which can be opened and closed by remote control devices, which will be handed to guests when they arrive.  The owners friendly dog lives in the gardens of the villa and is cared for by the caretaker.  Both will be there to greet you on arrival at the villa!  The caretaker will be at the villa daily tending the garden and taking care of the pool.
